Oman has announced the launch of the $779 million Musstir Heights luxury residential project in Al Jabal Al Akhdar, marking one of the major real estate developments revealed during the Oman Real Estate, Design & Build Exhibition and Conference 2026.
The project, developed by Musstir Company, will be built within the mountainous region of Al Jabal Al Akhdar, one of the highest and most scenic locations in Oman and the wider Middle East.
Valued at approximately RO300 million ($779.22 million), Musstir Heights forms part of the larger “Al Jabal Al Aali” masterplan led by the Ministry of Housing and Urban Planning in the Wilayat of Al Jabal Al Akhdar.
The announcement was made during the Oman Real Estate, Design & Build Exhibition and Conference 2026, an event that brings together developers, investors, government officials, and international real estate experts to explore investment opportunities and future partnerships in the sector.
Spanning more than one million square meters, the Musstir Heights development will be located at an elevation of around 2,400 meters above sea level. According to the developer, the area enjoys temperatures that are typically 15 to 20 degrees Celsius cooler than Muscat, making it an attractive destination for tourism and luxury living.
The masterplan includes more than 750 high-end villas designed with a focus on sustainability, wellness, and modern architecture. The development will also feature wellness retreats, retail outlets, dining experiences, and dedicated remote working spaces aimed at combining lifestyle, leisure, and work in one destination.
Harith Al Brashdi said the project introduces a new concept of elevated living in Oman by combining luxury, wellness, and a strong connection to the country’s natural and cultural environment.
The project also supports the goals of Oman Vision 2040 by encouraging sustainable urban growth, attracting foreign investment, and strengthening Oman’s position as an international tourism and investment destination.
Industry observers say the launch reflects growing international interest in Oman’s property market, supported by expanding infrastructure, tourism development, and evolving foreign ownership regulations.
The Musstir Heights project marks a significant step in Musstir Company’s expansion strategy and further highlights Oman’s growing focus on premium real estate and sustainable destination development.
